Every Month
- Check or replace the air filter. In Florida, a dirty filter restricts airflow fast — check monthly, replace every 1–3 months depending on filter type and whether you have pets.
- Look at the outdoor condenser unit. Clear leaves, grass clippings, and debris from around the unit. Give it at least 2 feet of clearance on all sides for proper airflow.
- Confirm the condensate drain line isn't backing up. A clogged drain line is one of the most common causes of water damage and system shutdowns in humid climates.
Every Season
- Have coils cleaned. Dirty evaporator or condenser coils make the system work harder and run less efficiently.
- Check refrigerant levels. Low refrigerant usually means a leak, not normal usage — it should be diagnosed, not just topped off.
- Test thermostat accuracy and programming, especially before the peak of Florida summer.
Once a Year
- Schedule a full professional tune-up before summer ramps up — electrical connections, blower components, refrigerant charge, and overall system performance.
- Inspect ductwork for leaks or disconnections, which can waste a significant amount of cooling in an older Florida home.
- Review the age of your system. Most residential AC systems last 12–15 years in Florida's climate — older systems are worth evaluating for efficiency and repair frequency.
